Service Description
The Year-End Form is your final opportunity to report defects under Tarion’s 1-Year statutory warranty. This submission covers all warrantable issues that existed prior to the one-year anniversary of your home’s possession date, even if they were missed or not included in earlier forms. It is the most critical deadline in your warranty coverage—and ClaimSmart ensures that no eligible item is overlooked. Our inspectors perform a comprehensive, full-home inspection to identify all outstanding, developing, or previously undocumented concerns. By this time, your home has experienced a full cycle of seasons, giving ample opportunity for defects to emerge due to settlement, thermal expansion and contraction, wear-and-tear, and material performance under real living conditions. Inside the home, we examine all walls, ceilings, trim, doors, and flooring for any new or worsening signs of cracking, gaps, movement, warping, squeaks, or finishing defects. We re-check cabinetry, countertops, stairs, paint, and other interior finishes for quality and durability concerns that may now fall below Tarion’s acceptable performance standards. We assess the long-term functionality of mechanical systems, including HVAC equipment, plumbing fixtures, and electrical components. This includes checking for uneven heating or cooling, malfunctioning exhaust fans, water leaks or drips, and any electrical inconsistencies like flickering lights or inoperative outlets. We also confirm that smoke and CO detectors are present and operational. Our exterior review includes all key components like cladding, caulking, windows, doors, grading, walkways, decks, porches, driveways, and garage doors. We look for signs of water penetration, material separation, premature deterioration, settlement cracks, and any drainage issues resulting from improper grading. These are all important concerns that can escalate if not addressed within the warranty period. We also revisit previous deficiencies, including those from your 30-Day and Mid-Year forms, to verify whether they have been properly resolved or remain outstanding. If issues persist, they may still be eligible for further action through Tarion if properly documented. Finally, our inspectors help identify any safety or code-related deficiencies that may have become evident during daily use of the home. This includes the condition of stair railings, guard systems, ventilation, and building envelope integrity.
