Service Description
The Mid-Year Form gives homeowners a second opportunity to report defects under Tarion’s statutory warranty. By this stage, your home has gone through several months of seasonal change and regular use—allowing new issues to surface that may not have been visible during your 30-Day Inspection. ClaimSmart’s Mid-Year Inspection is designed to catch these developments before the deadline, so nothing is missed. Our inspectors conduct a detailed evaluation focused on how your home has responded to real-world conditions since possession. We revisit key areas of concern and identify new or evolving issues that meet Tarion’s Construction Performance Guidelines (CPG) and Ontario Building Code (OBC) requirements. Inside the home, we check for new drywall cracks, trim separation, nail pops, door misalignment, and flooring issues like cupping or squeaking—often caused by seasonal settling or changes in humidity. We assess cabinetry, hardware, countertops, paint finishes, and any shifting or wear that has developed since the initial inspection. We also test your HVAC system, ventilation, plumbing fixtures, and electrical components for long-term performance. This includes confirming proper air balance, identifying any exhaust or drainage issues, and checking for faulty or inconsistent outlets, switches, or lights. Outside the home, we review the condition of exterior finishes, caulking, grading, driveways, walkways, porches, decks, siding, and other materials that may have been affected by weather or environmental exposure. We check for settlement cracks, pooling water, improper drainage, and signs of water infiltration or premature material failure. We also re-evaluate windows and doors for air leaks, condensation, seal failures, or hardware problems—many of which become noticeable after months of temperature fluctuation. Finally, our inspectors confirm all health and safety items are still in place and functioning properly, such as smoke and carbon monoxide detectors, railings, and guard systems. We also check for new code-related concerns that may have developed post-occupancy. At the end of the inspection, you receive a clear report of our findings to support your Mid-Year Form submission.
