Service Description

Your 30-Day Initial Form is your first formal opportunity to document issues with your newly built home, and our inspectors are trained to ensure you don’t miss any valid items that may be covered by Tarion’s warranty. Our goal is to protect your rights as a homeowner by identifying and documenting defects or omissions that fall within Tarion’s Construction Performance Guidelines (CPG) and the Ontario Building Code (OBC). When our inspectors visit your home, they perform a detailed, room-by-room evaluation, with a focus on both cosmetic and functional concerns. Here’s what you can expect during the inspection: 1. Interior Assessment Our inspector will carefully examine all visible interior components, including walls, ceilings, flooring, doors, trim, cabinetry, paint finishes, and hardware. They will identify deficiencies such as cracks, visible seams, nail pops, paint defects, uneven flooring, poor tile installations, misaligned doors, and cabinetry issues. We’ll also check that all finishes meet acceptable workmanship standards and tolerances defined by Tarion. 2. Mechanical and System Checks We review the visible components of your home’s HVAC system, plumbing, and electrical features. This includes confirming proper operation of exhaust fans, heating vents, light switches, GFCI outlets, faucets, toilets, and shower heads. Our inspectors check for any signs of leaks, unusual noises, and improper venting or drainage. We also confirm that your thermostat and HVAC controls operate correctly and that safety features are functioning. 3. Exterior Evaluation A thorough review of the exterior will be performed to assess the condition of cladding, caulking, grading, downspouts, porches, steps, decks, garage doors, and walkways. Improper grading, incomplete caulking, or premature material wear can lead to major warranty issues later—our job is to catch these items early. We also inspect for gaps, settlement issues, and water-shedding design deficiencies. 4. Windows and Doors We examine all windows and exterior doors for alignment, proper sealing, operation, and signs of air or water infiltration. Condensation between glass panes, broken seals, or operational defects are common items noted on 30-Day Forms. 5. Health and Safety Compliance We ensure all stair railings, guardrails, smoke detectors, and CO detectors are installed and functional as per Ontario Building Code requirements. Our inspectors will flag any items that pose a concern.
